Tenancy Agreement

All prospective tenants are vetted to check their suitability and we collect a current landlord reference plus their employment and salary details. To set up the Tenancy we ask the tenants for 1 month’s rent in advance plus the same amount in the form of a deposit amount which is generally held in our client account unless you state otherwise.

Our Finder’s Fee for securing a tenant equals the first month’s rent.

The Finder’s Fee covers the following:

• Execution of the Tenancy Agreement by both parties: for Agreements of €500 pm and over it is a legal requirement.
•  Transferring the electricity onto the Tenant’s name.
•  Water: The local municipality who supply water have a policy whereby the water bills and refuse collection remain on the owner’s name.  However we do ask that the bills go to the address ‘c/o’ and give them the tenant’s details. So the set up of utility accounts is part of our service and you don’t have to do anything other than sign the power of attorney, we take care of these issues for you.
• Inventory List – we can go through the property and draw this up for a small extra fee. We will of course make sure that the Tenants have a full handover of the property and they sign an Inventory to agree with the contents and their condition on the commencement of their tenancy.
• Move In Day- we will do a handover of the property to the tenants on their start day and take utility meter readings.

Property Management Service

For this fee we collect, monitor and deposit the rents to your nominated account in Cyprus and we can carry out a Midway Property Inspection (halfway through the Tenancy) if you request one. We are here as the first point of contact to ensure the smooth running of the Tenancy.  You will however have the tenants’ full contact details should you ever want to speak to them directly.  We work in a very transparent way and have no problem if you ever wanted to verify anything with the Tenant.
